During a search, officers found “suspicious objects” and arrested a man on suspicion of explosives-related offences.
A explosives disposal team has drawn a 100 meter cordon around the property.
Homes within the zone including Acorn Way, Acorn Drive, Swinney Lane and Swinney Bank were evacuated.
Officials said the Strutt Center on Derby Road will act as a recovery center for people who have been evacuated.
A spokesman said: “As a result of the closure, Acorn Drive is closed at its intersection with Mill Street and Swinney Lane between its intersection with Mill Street and just after the intersection with Swinney Bank.
“There is currently no indication of how long the evacuation and road closures will last – and we will update our channels as more information becomes available.”
